What You Can Expect At Your "Home Review" Pre-Purchase Inspection

We understand the time and effort that goes into finding your "home sweet home" and recognize that every buyer wants to feel confident that they are making a wise purchase decision.

Home Review welcomes the opportunity to help alleviate some of the stress involved in your home purchase process by providing you with a professional, unbiased pre-purchase home inspection. Our inspectors help identify major and minor concerns of the home with estimated costs for repair or replacement, they look for any potential safety hazards, educate you on how to operate and properly maintain the major systems of the home, identify the normal life cycle of appliances for budget purposes and much, much more.  A pre-purchase inspection is truly a "must have" to ensure you are making a sound purchase decision based on solid property information. Having performed over 10,000 residential home inspections, Home Review Inspectors have a well-rounded grasp of homes, their deficiencies and their attributes.  We have inspected all age groups, from newly constructed homes to historic homes well over 100 years of age!

Your Home Review Inspector will provide you with a computerized report, with digital color photos integrated throughout, plus a summary section.  The completed report is delivered to you and your REALTOR the same day of the inspection via email.  Your inspector will typically spend 2.5 to 3 hours on-site with you performing the inspection.  Based on the size of the home, the age and it's complexity, inspection times can be longer.  Then, to provide the very best service for our clients, our inspectors spend an additional hour or more customizing every section, personally checking every detail of the report one final time before it is sent out via email to all parties. 

During the home inspection we always strive to deliver all information about the home in a very accurate perspective as we compare each home to it’s peers.  Our clients really appreciate how our inspectors are able to explain complex findings in a very layman friendly way.  At times, to make sure our clients understand what we need to communicate to them, our inspectors will draw pictures of how things work or to better explain a concern they've discovered. We operate equipment in the normal manner and record everything that is notable about the home within the report.  During the home inspection we will operate all the kitchen appliances, the furnace, CAC, test the sump pump, check for air flow, flush all toilets, fill up and check jet tubs, check showers, water pressures, and so much more.  Every inspection entails checking well over 600 different items to determine if things inside and outside of the home are functioning as intended...and we document everything with descriptive written explanations and color digital photos.

In addition to providing an extremely thorough inspection, we also provide a FREE RecallChek with every home inspection.  When our inspector are checking all the various appliances throughout the home, (all kitchen appliances, plus the furnace, air conditioner, hot water heater, washer and dryer, etc.) they are documenting each appliance's model number and serial number.  Once the inspector returns to the office, this data is then submitted to a national database to identify any manufacturer recalls due to fire or safety issues or defective parts which cause unnecessary breakdown prematurely.  A written report is then sent back to both you, our client, and to your REALTOR to identify any recalled appliances.  This report contains all of the contact information for the manufacturer when a recalled item is identified. The beautiful thing about this service is that the manufacturer, by law, is required to make repairs to these recalled appliances with NO EXPENSE to the home buyer or the seller.  Based on the information our clients obtain from their RecallChek Report, we recommend that once our client takes possession of the property, they can then make contact with the manufacture to get any recalled items repaired...once again...at no expense! 

Home Review proudly inspects our client's future home utilizing the "Standards of Practice" and the strict "Code of Ethics" of the American Society of Home Inspectors®, ASHI as the guide.

Home Review has a full service scheduling staff available six days a week and most holidays; Monday - Saturday 8:00 a.m. - 8:00 p.m.  An answering service will take messages beyond these times. Inspection prices will vary, depending on the type of inspection ordered, the square footage of all heated spaces and the age of the property.
